Typical loft clearance prices
These are 2026 guide prices. Photos of the hatch, the loft floor and the route to the van give the most accurate figure.
| Loft type | Typical guide price |
|---|---|
| Small loft, a few boxes, easy hatch | From around £175 |
| Medium loft, boarded, standard hatch | £250 to £400 |
| Large full loft, awkward access or heavy items | £400 to £600+ |
What affects the price
- Access. A pull-down ladder and a narrow hatch slow everything down.
- Volume. Boxes are light, but old furniture, carpet and insulation offcuts add up.
- Floor condition. Unboarded lofts need extra care, because the ceiling below can be damaged.
- Hazards. Asbestos-containing materials must be left to a specialist.
- The route out. Stairs and a long carry to the van add labour.
Safety and what we cannot take
We will not move anything we suspect contains asbestos, such as old insulation board or textured panels. If you are unsure, stop and ask. See the HSE guidance on asbestos at home. We also cannot take liquids in unmarked containers.
How to prepare
- Clear a path from the hatch to the landing.
- Set aside anything you want to keep in labelled boxes.
- Check that the loft light works, or tell us if it does not.
- Send photos of the hatch, the loft floor and the stairs.
